DO YOU HAVE LAND?

We will consider and assess any opportunity in the UK. Once identified and positively evaluated, we will enter into purchase agreements with owners/development partners, and using our in house expertise and experience and our team of specialist consultants, we promote the site through the planning system, at no cost or risk to our partners.

What is the Process?

1. Evaluation and Assessment - Our initial in house assessment of the potential of any opportunity to obtain planning permission is always comprehensive with full due diligence and financial appraisal undertaken.


2. Negotiation of Purchase Agreement - Unlike other land companies, we are looking to acquire your land. We will make you a conditional offer fully explaining the process and timescale of obtaining planning permission and the costs involved and once agreed our Solicitors will produce all necessary contract documentation.


3. Preparation and Submission of Pre-Application Enquiry - Preparing all necessary initial sketch plans and documentation for pre-application submission to the Local Planning Authority including all necessary supporting statements, reports and documents from our team of specialist consultants.


4. Analysis of Pre-Application Response - All comments and issued raised by the Planning Officer in the initial response will be considered and addressed and included in the preparation of the Planning Application. If a further Pre Application opinion is required this will be resubmitted and public consultation may also be undertaken at this stage.


5. Submission of Formal Planning Application - With the benefit of support from the pre application process and public consultation, the Planning Application

submitted will incorporate all detail required to optimise the likelihood of approval.


5a. (if necessary) Appeal - Our due diligence and attention to detail usually avoids the Appeal process. Also, it is sometimes preferable to submit an amended Planning application following a refusal rather than Appeal. However, if the application cannot be resolved through the process above, we will consider and use the Appeal procedure.


6. Planning Permission Granted - Hopefully the Planning Decision will be delegated by Officers but some cases have to be decided by the Planning Committee.


7. Completion of Purchase - Once the Planning Permission is received within a specified period in the Agreement our Solicitors will complete the purchase and transfer the funds.

7. Completion of Purchase - Once the planning permission is received within a specified period in the agreement our solicitors will complete the purchase and transfer the funds.
